Pre-Construction Planning and Design

Pre-construction planning is where you investigate the feasibility of your ideas, that is

1.What can I do within the council guidelines? And

2.What can I do within my budget?

This is the perfect time to engage a project consultant, that is, someone who understands the design and construction process and is in contact with all the relevant professions - designers, quantity surveyors and builders -  and can establish the feasibility of your project and suggest workable solutions if needed. At Smith and Sons our project consultant can provide you with a concept floor plan and a cost estimate.  They will also free up your time by organising the design specialists your project may need before construction begins - Draftsmen, Architects, Kitchen Designers, Engineers, Surveyors and an Estimator - and avoid potential frustration by getting you all the right information for decision making.

Estimates on Concept Plans

If you are in the pre-construction stage and would like a detailed cost breakdown for your project we can have our Estimator work through the concept plan to come up with an estimated cost.  While this will require a small investment from you, we highly recommend this step for your own peace of mind and because:

1.you'll have a clearer idea of what you could expect to invest in your renovation and have the opportunity to change the design to fit your budget if necessary.

2.design assumptions made by the Estimator will be passed on to the Designer so that the design fits the budget.

3.If you need to finance the project, the Estimate will give you enough information to gain pre-approval on a bank loan.

Fixed Price Quotes

If you already have your construction plans we can provide you with a Fixed Price Quote - that means, the price won't change during the build and there will be no claims for 'extra' work.The quote is itemised with costs allocated to each item so you can see exactly where your money is going.  This kind of breakdown also gives you the opportunity to identify and change finishing details such as bathroom fittings, as well as take on some parts of the project yourself - things like interior painting or carpet.

Project Management

Each project we undertake is run by a dedicated Project Manager.  This means that the start date for your project will not be delayed because the builder is finishing other work, nor will it drag out at the end because the builder is starting another job.The Project Manager will ensure your project is completed on schedule as well as taking care of any problems that arise, liaising with council and managing inspections, and providing all the paperwork necessary to achieve Code Compliance Certificate.

I had a significant lounge room extension completed, along with the addition of a new deck. While the job initially appeared straightforward, there emerged a number of challenges surrounding incorporation of the new roof with the existing structure, particularly in relation to the location of drainage.

I was really happy with how Matt was able to problem solve the issue and come up with a workable solution, which also involved replacing more of the existing guttering than had originally been anticipated. The issue of finding terracotta bricks to match the existing structure was also handled really well and once completed, it was impossible to tell that replacement bricks had been used.

Lastly, I was impressed that cornice had been found to identically match the existing cornice in the lounge room. It was this attention to detail that left me really happy with the final outcome of the project, which was completed over a period of 3 months in line with the original quotation, despite the issues noted above. The work has significantly increased both the liveability of my property and its presentation.
