PRE-CONSTRUCTION PLANNING AND DESIGN

 

Pre-construction planning is where you investigate the feasibility of your ideas, that is;

1. What can I do within the council guidelines?

2. What can I do within my budget?

This is the perfect time to engage project consultants, that is someone who understands the design and construction process – your Builder, Draftsmen and Architects – and can establish the feasibility of your project and suggest workable solutions if needed.

At Smith and Sons our project consultant can provide you with a concept floor plan and a cost estimate.  They will also free up your time by organizing the design specialists, your project may need, before construction begins - Draftsmen, Architects, Kitchen Designers, Engineers, Surveyors and an Estimator - and avoid potential frustration by getting you all the right information for decision making.

Estimates on Concept Plans

If you are in the pre-construction stage and would like a detailed cost breakdown for your project we can have our Estimator work through the concept plan to come up with an estimated cost.  While this will require a small investment from you, we highly recommend this step for your own peace of mind and because:

1. You'll have a clearer idea of what you could expect to invest in your renovation and have the opportunity to change the design to fit your budget if necessary.

2. Design assumptions made by the Estimator will be passed on to the Designer so that the design fits the budget.

3. If you need to finance the project, the estimate will give you enough information to gain pre-approval on a bank loan.

Project Management

Each project we undertake is, run by a dedicated Project Manager.  This means that the start date for your project will not be delayed because the Builder is finishing other work, nor will it drag out at the end because the Builder is starting another job. The Project Manager will ensure your project is completed on schedule as well as taking care of any problems that arise, liaising with council and managing inspections, and providing all the paperwork necessary to achieve Code Compliance Certificate. All, so you can sit back, stress free and enjoy your home being built.
