  • Do I need a plan drawn up?

    You don’t need to have a plan for your renovation prepared before speaking to your local Smith & Sons builder. In fact, you don’t even need to have a complete idea of what you want your renovation to entail—that’s why we’re here. We’ve done it all before and we’re here to walk you through each step and help you to discover exactly what’s possible.

  • Do I need to disclose my budget upfront?

    Successful, professional renovation builders don’t earn their reputation for taking clients for everything they’re worth. We are renovation specialists because we help our clients to maximise their budget to achieve their ideal home. Be open and upfront about what you want and the budget you have so that your builder can guide you and offer budgeting solutions in regard to finishes, materials, and return on your investment.

  • Can I stay in my home during the renovation?

    This all depends on exactly what your renovation entails. We understand that moving out during a renovation incurs a significant cost. Talk to your builder about the possibility of staying put, they may be able to effect changes to the build which will allow you to live safely at home during the works. That said, there will be instances where this not feasible—either unsafe or just plain impractical for you and your family.

  • I’m not sure what’s possible, where do I start?

    Start by getting in touch. If you are thinking that you might like to renovate your home, that’s enough. The rest is our job. We have a tried and tested three-step process, Design, Plan, Construct. We work with you to determine what you might want and need from your home now and in the future, and help to design and plan your renovation from the very beginning. Your Smith & Sons builder will be able to provide options and suggestions that you may not have even known were possible.

  • I want to use an architect, shall I bring you their plan?

    By all means, create your dream home with an architecturally designed plan. Keep in mind that it can save a great deal of time and money to speak to your Smith & Sons builder before you engage your architect. Renovating a home is very different from building a home from scratch as there are a number of additional considerations which will affect the budget. Your Smith & Sons builder has experience in navigating these and can provide a base to plan from. Plans drawn by an architect can sometimes not maximise the opportunities your existing home offers or can even be beyond your budget to build. By first speaking to your builder, you can home in on what your budget is able to create and therefore avoid paying for untenable plans or having to have plans modified or scaled back.

  • Can you help with approvals and paperwork?

    That’s our job. All the approvals and permits are taken care of in the Plan part of our Design, Plan, Construct process. Your local Smith & Sons builder is well versed in the regulations which impact your home renovation and will seek all necessary approvals prior to commencement.

  • What services do you provide?

    If it’s some type of renovation we can do it. We do full-home renovations where every room is impacted; extensions; lifting a home and building beneath it; right through to adding a deck to your home or building a pergola.   • What are the most common renovations?

  • What happens if the timeframe or budget blows out?

    The beauty of our three-step renovation process—Design, Plan, Construct—is that we work hard to get it right from the beginning. By working through as many details as we can and having a comprehensive plan, we limit the unforeseen blowouts as much as possible. Before we begin construction you will have a fixed contract which includes every aspect of your renovation—the fixtures, finishes, the timeframe and the cost—so you won’t be presented with any shocks at the end of the project.

    Every home renovation provides different logistics and challenges and so some unforeseen circumstances can arise along the way. During the project you will be in contact with one member of the team who has been keeping you updated and answering your queries, this person will let you know what may need to change—how, why, and the consequences of the change. An agreement will then be made on how to proceed. There are no surprise invoices at the end, you’re in control.

  • How will I know what’s happening with my renovation?

    Clear two-way communication is vitally important. During your home renovation you will be in touch with a single team member who will be able to keep you up to date on the progress and answer your questions. You’ll have easy access to this person so that if you have a concern, or you’ve just thought that it might be nice to include a powder room as well, you’ll just need to speak to one person, one time, and they will work to make it happen.

  • Where do I start when planning an extension?

    You start by giving Smith & Sons a call. We specialise in home renovations so the ins and outs of home extensions are our day-to-day business. We work closely with you through our Design, Plan, Construct process to learn what it is you want from your home and determine the best way to make it happen. We offer solutions and keep you informed through the whole process so that you end up with the home you want, within the budget you have.

  • How do I pay for a renovation?

    Many renovators are able to use the equity in their home to obtain a loan for their home renovation through their bank. Alternatively, Smith & Sons works with HandyPay to offer funding for home renovations up to the value of $75,000. HandyPay offers flexible repayment plans to get your project happening.     Prior to commencement, a payment schedule will be established in order to release funds throughout the project.

  • How do I decide whether to extend upwards or outwards?

    Some of this decision will be based on your existing home (how it is constructed) and the regulations in your local area. These are the things your Smith & Sons builder can help with.

    The rest will be based on the lifestyle you want your extension to provide. Do you want to retain a large amount of space in your backyard? Are stairs going to be an inconvenience? What are the costs involved in each? Your builder can talk you through the pros and cons of each and offer solutions you may not have considered.
